Bella Vista began in 1915 as a Presbyterian summer resort development. Its modern form dates from 1965, when developer John A. Cooper Sr. began rebuilding it as a graduated retirement community, a project that ran until 2006 and sold 37,060 home sites over roughly 35 years.
The population followed the lots: 2,589 people here in 1980, 26,461 by 2010, and 30,104 by 2020. A town that adds residents in that shape adds roofs in the same shape.
Why the timing clusters
An asphalt roof has a service life measured in decades, and homes built within a few years of each other tend to arrive at the end of that life within a few years of each other. When a large share of the houses went up inside one long stretch, the replacements cluster instead of spreading out.
That's why a street here can see several roofs replaced in the same couple of seasons without anything unusual having happened. The houses simply started the clock together.
What it changes for an owner
Two practical things follow. The first is scheduling: when demand clusters, the busy stretches get busier, and a roof replaced ahead of a wave is easier to plan than one replaced inside it.
The second is comparison. A neighbor's roof is a useful reference here in a way it isn't in a mixed-age neighborhood, because a house of the same vintage on the same street has lived through the same weather with the same materials.
Where the wave meets the weather
Age and exposure compound. A roof reaching the back half of its service life has less margin left for a hail season than the same roof did a decade earlier, and Benton County's storm record isn't gentle.
